项目投资项目投资
    投资活动是促进生产力发展,提高社会物质文明程度,改善人民生活水平的主要经济动力。一个国家的经济增长和社会发展需要项目投资的充分支持,但是项目投资需要消耗大量的资源,而在一定的时期内社会可供利用的资源却是十分有限。因此,为了实现项目投资的预期目标,我们必须采用切实有效的分析方法和分析工具,对投资项目进行科学合理的规划、评价和论证,从而有效地利用有限的资源。在这个意义上,本文主要针对温州SM中心投资项目,就其市场分析、经济评价及投资风险等问题进行研究,从而论证该项目投资的可行性,为企业的投资决策提供有意义的帮助和参考。本文的结构及主要内容如下:第一章:阐述了SM中心项目的基本情况,主要介绍公司背景、项目概况和建筑设计方案等,并引出本文所要研究的问题。第二章:对该项目进行了深入的市场分析,主要内容包括区域经济分析、房地产市场状况分析、相关市场分析、SWOT分析和项目市场竞争分析等。第三章:运用投资项目评价的基本方法,根据项目实际情况测算出的基本财务经济数据,进行经济效益分析,得出项目可行结论。第四章:运用盈亏平衡分析方法、敏感性分析方法和概率分析方法,对SM中心项目的不确定性进行投资风险分析,并得出结论。最后,通过对SM中心项目的经济评价和投资风险等问题进行研究,得出该项目切实可行的结论以及该项目开发的意义。 [英文摘要]:     Investment activity is the essential motivity of development of productivity, improvement of substantial civilization and melioration of people’s living standard. The economic increase and social development require sufficient support from project investment, but project investment consumes large sum of resources. While the available resources are too limited in a certain period of time. That’s why we should assess the project in proper ways and using efficient analysis tools for scientific & reasonable planning, assessment & judgment for the project, and then we can use the limited resources efficiently. The thesis studies the problems like the project investment plan, economic appraisal and investment risks of Wenzhou SM Center Investment Project (Feasibility Analysis). It also demonstrates the economic values of this project and provides reference for the investment decision. Here’s the structure and main content of the thesis: Chapter One: Summary of the SM Center Investment Project (Feasibility Analysis). It consists of brief introduction of the project, construction planning scheme, estimation of the project investment, and it also brings forward the problems to be studied. Chapter Two: Deep market analysis for this project, including analysis on territorial -economy, real-estate market situation, correlative market situation, SWOT factors and competition. Chapter Three: Adopting basic means of appraisal on project investment to estimate the basic financial data, analyze the economic benefit and draw a conclusion on feasibility of the project. Chapter Four: According to the uncertainty of the project, the author analyzes investment risks by means of break-even analysis and sensitivity analysis, and then concludes that the project is of low risk. Drawing a conclusion on the feasibility of the project by problem researches on project development scheme, economic assessment and investment risks, and put forward possible problems in the procedures of project development.
